Here, we sit down with Sunny to learn a bit more about his journey as an entrepreneur.

Q. How did you get started as an entrepreneur? What inspired you?

Sunny: From the very beginning, I’ve been very interested in people and connecting with them. When I was 6, I rescued puppies and sold them to the people in our neighborhood. Then, when I was in high school, I ventured into the world of ‘soft’ technology, selling cell phones and accessories with a flair that extended even to my educators. My high school teachers purchased their first cell phones from me. 

Then, during my military service, I embarked on a mission to create a ‘Reservoir of Goods’ by donating products worth millions, all dedicated to soldiers’ well-being. Fast forward to the age of 22, and my journey led me to Hawaii. There, I found my calling in selling an array of toys, particularly to the lively Japanese community. It was an eye-opener, making me realize that my aspirations were set on promoting bigger and more thrilling products. 

And so, the magnetic pull of New York beckoned, and I delved into the dynamic world of real estate. My first boss in the realm of real estate soon transformed into my partner, and together, we laid the foundation for Alpha Properties in 2010. Swiftly, we ascended to the summit, becoming a prominent force in the dazzling New York City real estate scene.

Q. What entrepreneurial tricks have you discovered to keep you focused and productive?

Sunny: I’ve come to appreciate the profound truth that people are most receptive when approached with genuine attentiveness and a tranquil, welcoming demeanor. Initial impressions, it seems, often hinge on appearance, with attire taking the forefront before the spoken word and interactions come into play. 

Watching my noble father, I’ve adopted a philosophy rooted in kindness and respect towards everyone. I’ve discovered that continuously honing one’s skills, whether through avid reading, setting personal goals, exploring novel methods, or, perhaps most crucially, finding inspiration in someone admirable, serves as the catalyst for personal and professional success. I’ve found that by embodying these principles, one not only establishes a positive rapport with others but also lays the foundation for self-improvement and enduring success. 

Q. How do you stay organized with such a busy schedule?

Sunny: Over a decade ago, before the era of my first iPhone, my constant companions were a trusty pen and paper. These tools were my means of documenting every vital piece of information, a practice that not only liberated me from the constraints of memory but also enhanced my overall efficiency. As technology advanced, I seamlessly transitioned these written notes to my phone, placing special emphasis on meticulously recording any significant tasks. 

A ritual I’ve upheld is the daily review of these tasks multiple times, ensuring that no detail escapes my attention. This disciplined approach has become an integral part of my routine, contributing significantly to my organization and productivity. Moreover, I firmly believe in the power of an early start to the day. For me, the morning holds a certain richness, a sentiment encapsulated in the phrase ‘morning belongs to the rich’. 

By the time the world awakens, you already navigated through the morning routine, enjoyed a substantial breakfast, and accomplished several tasks, setting a positive tone for the rest of the day.

Q. If you were to write a book about yourself, what would you name it?

Sunny: I would name it “Comfortably Wild.”

Q. What motivates you?

Sunny: Tears, sunshine, running next to water, and meaningful conversations. 

Q. What is one of the best or most worthwhile investments you’ve ever made?

Sunny: Keeping my trustworthy friends close to my heart, this investment is one I’m constantly making. 

Q. What key activities would you recommend entrepreneurs to invest their time in?

Sunny: Early morning routines – excessive reading, meditation. Volunteering – any kind and time with anyone.

Q. What is your ‘one-sentence’ piece of advice you’d like to give to someone who wants to become an entrepreneur, coach, or business owner?

Sunny: The perpetual drive to better oneself will shape the trajectory of your life. During moments of unhappiness, lack of motivation, anger, or frustration, embrace your emotions with kindness and avoid being too hard on yourself.
